How we work · Step by step

Our Construction Process

Five steps from the first visit to the final walkthrough, the same on a bathroom remodel and on a new building.

Construction projects go wrong in predictable places: a vague scope, a permit nobody planned for, materials that arrive late, decisions made on the fly. Our process is built to close those gaps before they cost you time or money. It is the same sequence whether we are remodeling a bathroom, adding a second story or building a commercial space.

Step by step

What to expect at each stage of your project

The timeline below is the backbone of every job. The details change with the project; the order does not.

  1. Free on-site estimate

We schedule a visit between 8:00 AM and 5:00 PM, walk the property with you and take measurements. You tell us what you want to build or change, what matters most and what you want to avoid. There is no charge for the visit or the estimate.

  2. Written scope and estimate

We put the project in writing: the work, the materials, the order of operations and what is not included. A clear scope is how you compare bids fairly and how both sides avoid surprises later.

  3. Plans and permit path

Most projects in Oakland and the rest of the Bay Area need a building permit, and some also need zoning or design review. Before any demolition, we map what your project will require and coordinate with your architect, designer or engineer so the plans match what gets built.

  4. Build

Work follows the sequence agreed in the scope: demolition or site prep, structure, rough-ins, inspections, then finishes. We keep the jobsite organized, protect the areas we are not working on and keep you posted on progress and decisions that need your input.

  5. Final walkthrough

Before we call a project done, we walk it with you and write down anything that needs a touch-up. Once the punch list is closed, we go over your warranty: 3 years on new construction and 2 years on remodeling work.

Questions to settle before construction starts

A few decisions shape the schedule more than any other:

  • Plans and engineering. New buildings, additions, ADUs and load-bearing changes need drawings from an architect, designer or engineer. We review them with you for cost and buildability.
  • Selections. Cabinets, counters, windows, tile and fixtures with long lead times should be chosen before demolition, so the job never sits open waiting for materials.
  • The permit path. Oakland requires a building permit for kitchen and bathroom remodels and for new structures, and changes to walls, windows or the building envelope can add zoning or design review. Every Oakland building permit also requires an approved construction waste recycling plan.
  • Season. Oakland gets most of its rain between November and April. Foundation and exterior work are easier to schedule in the dry months; interior work continues year-round.

How we keep you informed during the build

You will know what is happening on your project and what is coming next. We let you know when an inspection is scheduled, when a decision needs your input and when a phase is complete. If we open a wall and find something unexpected, such as rot, old wiring or a foundation issue, we show you, explain the options and agree on the next step in writing before continuing.

Closing out the job

The last step is a walkthrough with you. We note anything that needs adjustment, close the punch list and go over your warranty: 3 years on new construction and 2 years on remodeling work. Then the site is cleaned and the space is yours.
